Frequently Asked Questions

What is an appraisal review?

The purpose of an appraisal review is to determine whether the original appraisal is well-suited for the transaction, the risk inherent in the transaction, and whether the valuation was rendered with independence and quality — and whether the report is compatible with the letter of engagement.

The scope of a review can range from a short desk review to an in-depth narrative review, based on client needs. Reviews, like appraisal reports, are governed by the Uniform Standards of Professional Appraisal Practice (USPAP). You can count on Yount Appraisal to fairly and impartially evaluate appraisal reports executed by others.

What are appraisal ethics?

Appraisers have a duty to protect the public trust. The Uniform Standards of Professional Appraisal Practice (USPAP) establishes requirements for ethical practice that all licensed appraisers must follow — including a prohibition on accepting any assignment contingent on a predetermined value or a result that favors the client.

Fees are never tied to the value conclusion. Appraisers typically report findings only to their client (usually the lender who ordered the appraisal) — homeowners who want a copy of the report should generally request it from their lender. With Yount Appraisal, you can expect fully ethical, honest service.

What common appraiser terms should I know?
Comparable / “Comp”
a nearby property, similar to the subject, that has sold recently and is used to help determine fair market value.
Drive-by
an exterior-only inspection confirming the property exists and has no obvious visible defects (Fannie Mae form 2055).
GLA (Gross Living Area)
the square footage of all livable, above-grade floor space, typically measured from exterior walls.
Market value
what a willing, informed buyer would pay a willing seller in an arm’s-length transaction.
URAR
Uniform Residential Appraisal Report (Fannie Mae form 1004) — the form most lenders require for a full walk-through appraisal.
USPAP
Uniform Standards of Professional Appraisal Practice, the standards that govern ethical, professional appraisal work.
What is the actual square footage of my house?

Public records can have inaccurate or out-of-date living area figures. Having your home measured by a licensed appraiser — to ANSI standards — is one of the most reliable ways to know the actual living area. We can provide a building sketch at almost any level of detail, and verify permitted vs. non-permitted area, garages, outbuildings, porches, patios, and decks as needed.

What if I don't need a full appraisal report?

A full appraisal report isn't always necessary. We offer low-cost sales and listing reports to help you understand recent sales data and make an informed buying decision, and we're glad to answer general questions along the way.
